We are selling an extraordinary house in Vrhnika, featuring modern design and top-quality furnishings as well as an open floor plan that provides comfort and a high quality of living for the modern family. Designed by the renowned architectural firm SoNo Architects, the house was featured on Hiše magazine’s 2013 list of the world’s top 50 most beautiful houses built in the previous three years. The house was built in 2012 and is located on a 1,036 m2 plot. Thanks to careful positioning in the environment, the house offers magnificent views of the green surroundings, Vrhnika and hills as well as a high degree of privacy for its residents, as it has no contact with any immediate neighbours.

The low-energy house was manufactured by Lumar and has three storeys (ground floor + 1st floor + attic), with a total floor area of 277,21 m2.


The ground floor is buried at the back and comprises:

Equipment and installations

The house has a modern open floor plan that has a powerful connecting effect. The living room has a double-height ceiling that together with the contemporary fireplace forms a wonderful place for socialising. Premium materials were used to build the house. The house furniture is minimalist. The boldly designed façade is a combination of dark shades of colour and the natural texture of Siberian larch wood.

The house’s living area opens towards the garden side, letting in nature through its large glass surfaces. This part of the house leads directly to the garden with an outdoor kitchen and two separate lounging areas, one under a glass canopy and one next to the outdoor kitchen.

The house has underfloor heating and an air-to-water heat pump. The plumbing system is equipped with a hot water recirculation pump. The floorings are epoxy, except in the bathrooms, which emphasises the minimalism and clean lines of the house. Most of the furniture is fitted and custom made. Exterior blinds and roller screen blinds are electrically operated. The light fixtures are recessed, and the interior doors are made to order, with concealed hinges and magnetic closure. The driveway of the house is heated, so there is no need to shovel snow in the winter. The house is equipped with a fibre optic connection and is connected to the sewer network.

There are endless possibilities for socialising, playing, and spending free time in the spacious garden. The immediate surroundings of the house offer numerous amenities (the spring of the Ljubljanica River, the Planina hill, stadium, sports park, swimming pool, theatre, cinema, library, fitness centres, beauty salons, shops, ...). The world’s oldest wooden wheel with an axle is on display in Vrhnika.

The house is only a three-minute drive away from a primary care centre, which also offers 24-hour emergency medical services. There are many childcare providers in Vrhnika: several kindergartens, both private and public, including a Montessori kindergarten. Vrhnika also has two public and one private primary school.

The house is a 15-minute motorway drive away from the capital, Ljubljana, and 45 minutes from the Slovenian sea. Piran, the most beautiful Slovenian seaside town, is just a one-hour drive away. Less than an hour’s drive away are also Slovenia’s world-famous tourist gem, Bled, and Lipica, the oldest European stud farm, which breeds one of the oldest breeds – the Lipizzan horse. The karst Postojna Cave, with its 24 kilometres of underground tunnels, galleries, and halls full of magnificent stalagmites and stalactites, is a 30 minutes’ drive from Vrhnika.

There are also excellent motorway connections to the neighbouring countries or major cities: 2 and a half hours to Zagreb, 4 hours to Vienna, 4 and a half hours to Budapest and 5 hours to Bratislava. Venice is 2 and a half hours away by car, or you can take a trip on the catamaran that regularly sails from Piran.

Slovenia has good direct air connections from the Ljubljana Airport, which offers 17 scheduled airlines.
