Who can buy real estate in Slovenia?

All EU, US and OECD country citizens

What if I am not an EU, US or OECD citizen?

No problem, you need to buy the real estate through an EU or US or OECD registered company. If you do not have such a company we can set up a company in Slovenia for you and you can buy through that company.

What are costs involved in buying a property in Slovenia?

You will have around €500 in legal, translation and notary fees, depending on property you will have the real estate agency fee of between 1-3%, on certain properties where it is stated there may be zero commission.

What are the annual property taxes?

In Slovenia property taxes are incredibly low, for an average three bedroom house expect to pay around €150 a year, and for a large property around €250. (This may change slightly as a new property tax system is due to be introduced in the future)

Getting to Slovenia

There are numerous ways to get to Slovenia, due its location you can either direct into Slovenia or one of its neighbouring country’s airports:

  • Ljubljana, Slovenia: Easyjet fly from London Stansted to Ljubljana
  • Ljubljana, Slovenia: Adria airways fly from Gatwick to Ljubljana
  • Ljubljana, Slovenia: Wizz Air fly from Luton to Ljubljana
  • Trieste, Italy: Ryanair fly from London Stansted to Trieste on the border with Slovenia
  • Venice, Italy: Ryanair fly from London Stansted to Venice, 2 hours from the border with Slovenia
  • Venice, Italy: Easyjet fly from East Midlands, Manchester, Edinburgh, Gatwick, Luton or Southend to Venice, 2 hours from the border with Slovenia
  • Venice, Italy: Jet2 fly from Leeds-Bradford, Edinburgh or Manchester to Venice, 2 hours from the border with Slovenia
  • Pula, Croatia: Jet2 fly from Leeds-Bradford, Manchester or Edinburgh, 1 hour from the border with Slovenia

I have heard that Primorska is an Earthquake region?

There was an earthquake in Bovec North Primorska in 1998 with no casulties, but there have been no serious earthquakes South of Bovec for over 100 years. But rest assured your property will be fully insured for any damage in the extremely unlikey situation should this happen. Thirty six million people live in California, which has literally thousands of minor earthquakes every year – why because it’s the one of the best and most beautiful areas to live – likewise.

How do we get to Slovenia?

Depending on where your house is you will have numerous alternatives from the low cost airlines, Easyjet, Wizzair and Ryanair all fly into or very close to Slovenia. For example if your property is in Primorska, close to Italy you may find it better to fly Ryanair to Trieste in Italy and drive from there. If you are closer to Ljubljana then you could fly either Easyjet or Wizzair into Ljubljana. If you’re coming in from Northern England or Scotland then it may be best to fly to Pula in Croatia and drive in form there.

How do we maintain our house when we are not there?

How can I get rental income?

Very easily! Especially in our area of Slovenia, which is where most tourists wish to be as we have more attractions to visit then any other part of Slovenia. We will show you where and how to advertise, how to get the best rental yield from your property and what you need to provide once renters are in your property. If your property is in or near a ski resort you can achieve rentals for half the year, summer and winter.

Yes, we will help you all the way along and hopefully after the sale too!

Do you charge a commission on the properties you sell?

Yes. However whoever you buy from is making money on the sale, so one way or another whichever agent you use you will be paying a commission somewhere along the line, it may be that its already added to the advertised price. We however will tell you how we earn our commission on each sale. We do not inflate prices for foreign buyers unlike some agencies or middlemen.

Normally the commission is 2%.

Of course, we will help with accommodation and transport, Just tell us as in as much detail as you can what your requirements are, be as demanding as you like it will help us show you what you are really looking for and eliminate what won’t suit you.
