    The good weather has arrived just in time for the holidays and the three public holiday days here in Slovenia. Blue skies 26 degrees, everything green its a very beautiful time!

     

  • Good Weather means enquiries

    Its always interesting to see the corallation between good weather and increased enquiries for Slovenia real estate. Over the past few weeks when its been cold and rainy enquiries were low, now people see the sun is coming back and the enquiries have risen. Forget the moon! We are ruled by the sun!

  • Success in Moscow

    We are happy to report that our attendance at the Moscow Real Estate fair was a great success, we were the only representation Slovenia had and that proved effective. There was much interest in Slovenia especially in the €150-€250,000 price range. Many of the visitors to the Croatia stands were also coming our way so its good to know that many consider Slovenia as an alternative to Croatia.

  • Soca Interest

    Interest in the Soca region of Slovenia has reached the highest level in two years. People have always loved this area for Slovenia real estate for its beauty but it seems people are really seeing all the benefits of this popular area and preferring it to other areas.

  • Karst Interest, new stone villas

    We have seen a marked increase in enquiries for the Karst (Kras) region of Slovenia, we will soon be selling stone villas in a new exclusive development in Lipica, home of the famous Lipizzaner horses. We will publish more information once we start the marketing campaign

  • Moscow Fair

    We will be promoting 4 fabulous new developments at the fair as well as all our beautiful properties on our books. As well as meeting all the agencies we work with and several we will hopefully be working with in the future.

  • New Site Comments

    We have recieved many kind comments about our re designed site, Thank you to all those that sent emails with such great comments. We also received some great suggestions about what people would like to see on the site and we will be working on including many of these suggestions!

  • Katja to get Licence

    Our Office general manager Katja Keber is studying for her real estate licence, let's hope she gets it soon!

    Katja has been with SE for 4 years and has a great understanding of how Slovenia real estate Market works so we expect her to pass first time!

  • Off to Moscow

    The SE team will be attending the International Real Estate Fair in Moscow in April, we will be promoting selected properties and projects on our books.

    The show is Russia's largest real estate show and in the past Slovenia real estate has not been presented before, so a first for Slovenia and Elite!

SLOVENIA PROPERTY INVESTMENT

 

When investing in overseas property a number of factors need to be considered which include - the countries stability, future economic growth prospects and housing values at the present time Slovenia Investment property has become popular with overseas property investors and its potential was featured on “ A Place in the Sun", the popular UK property program. The program named Slovenia in their top 20 Places to Make Money in property in the world and forecast growth of nearly 300% in the next 10 years.

Slovenia investment property has a lot to offer and reasons for buying property and the driving forces behind increasing values are outlined below.

 

1. The Slovenian Economy 
One of the newest members of the European Union (joining in 2004) and now has the best performing economy of any of the new member states. Government economic policy have seen Slovenia achieve and sustain robust growth, with small external imbalances and public debt, while at the same time lowering inflation and interest rates to established euro area levels. EU entry has increased trade and spurred growth, as overseas investment has increased dramatically. This has been reflected in per capita incomes reaching about 80 percent of EU-average in 2006. With growth rates running at 5% per annum Slovenia ’s economic future is bright. It is this economic expansion which is driving house prices up and seeing more investment in Slovenia property from overseas. 

 

2. Geography & Transport
Slovenia is small, compact country and is around half the size of Switzerland. It is located to the right of the Trieste region of Italy , and also has borders withCroatia , Austria and Hungary . Whilst a beautiful country in its own right, Slovenia makes a great base to explore a host of nearby attractions. For example, Venice, Prague and Budapest are all in close proximity. Many people who buy a Slovenia investment property are skiers or wanting to tap into the fact that not only is Slovenia a great place to ski – but you can Ski in three countries in one day with one ski pass! ( Italy , Austria and Slovenia )

Slovenia has good transport links and infrastructure which is great news for the economy and tourism. With the arrival of budget airlines flying direct to Slovenia and offering more frequent and cheaper flights, more people are arriving as tourists and to buy Slovenia investment property. 

 

3.  Natural Beauty 

Slovenia is a beautiful country and although small in size, it’s big in term of attractions. The country features stunning mountains, beautiful lakes, dense alpine forests, stunning valleys, dotted with vineyards and a beautiful stretch of Mediterranean coastline. There are also bustling cosmopolitan towns and vibrant cities such as the capitalLjubljana. The city has been compared to Prague in appearance and features beautiful baroque architecture, soaring church spires and a lively cosmopolitan atmosphere and is a firm favorite with investment property buyers. 

 

4. Growth of Tourism

Tourism is rapidly becoming one of the most important industries in Slovenia , as the government actively promotes the industry and arrival of budget airlines makes a visit to Slovenia more affordable than ever. 

 

5. Shortage of Housing

The capital has become a firm favorite for property investment and investors are taking advantage of growth rates of 30 – 40% per annum in some areas. The city reflects the economic growth of the country and land development is lagging behind demand. This is due to stringent and strict local planning laws, which are restricting the flow of quality housing. Primorska on the Adriatic coast and the mountain district of Gorenjska are the next most expensive places to buy in Slovenia.

 

6. Its affordable

Property booms tend to last for decades and the boom in Slovenia investment property looks to be no exception. With prices starting at under £50,000 and a wide choice of areas that remain relatively undiscovered, there is a wide choice of property to suit all tastes and budgets. 

 

7. Capital growth potential

With capital growth forecast to be up to 300% over the next 10 years, there has never been a better time to buy Slovenian investment property. It’s a great country in which to seek long term capital growth potential with relatively low risk and as we have just seen, it’s still very affordable.

 

8. Rental Income

You can of course also earn solid rental incomes in the major towns such as Ljubljana. Other popular places to buy for income include: The popular resorts of Lake Bled and Lake Bohinj, Slovenia ’s second city of Maribor, the coastal city of Piran and the ski resorts of the Kranska Gora region.

 

9. Ease of Purchase

Buying a bled property is straightforward; the buying process in Slovenia is designed to protect both buyers and sellers and local finance is also available. All details are held at a central Land registry, making ownership rights clearly visible.

 

10. Its Safe

Slovenia has friendly, helpful, courteous people and a very low crime rate. Slovenia investment property offers investors seeking long term capital growth and income a great risk/reward investment and which is still relatively inexpensive.
